Our Services & Fees

We offer a range of services to ensure your projects runs smoothly form concept through to completion.  

Essentially our role is to ensure your project runs smoothly, safely, within budget and on time so that you end up with the house you dreamed of at the outset.  To achieve this we work closely with you to understand your ideas, priorities and expectations which will hopefully allow you to enjoy the experience too.

We have an extensive database of vetted and approved professionals, contractors and suppliers but are equally happy to work alongside any client appointed contractors and suppliers too.  


We offer the following services, but can cover whatever is necessary to assist you with your project.

We like to keep our fee structure as open and competitive as possible and are open to agreeing a fee structure that suits your budget either as a fixed rate, a fixed fee or a percentage of cost but fundamentally whatever suits your requirements and budget.  Our basic rate is £100 per hour and we will remain flexible in our involvement throughout the project.

Building Plans

Pre-start Project Co-ordination


  • Co-ordinating with the design team to review the construction drawings

  • Ensure any planning conditions have been addressed

  • Ensure any Party Wall agreements are in place

  • Ensure Building Control and a Warranty Provider have been appointed

  • Source and recommend appropriate contractors

Usually between 2 - 6 hours per week depending on our level of involvement

Construction Planners ensure uncertainty is removed in the new build project plan

Party Wall Agreements


  • Advise on any party wall matters

  • Appoint a Party Wall surveyor

  • Ensure any party wall requirements are adhered to

Quantity Surveying 


  • Produce an initial Cost Plan (Build budget) 

  • Tender the various contracts and appointments 

  • Negotiate and appoint the preferred contractors 

  • Issue formal contracts to the successful contractors

Construction Phase Project Management


We will guide and support you throughout the whole process and will oversee the building works on your behalf.  We will ensure the project is managed efficiently and safely whilst ensuring quality and attention to detail is meticulously maintained. To achieve this we recommend regular site visits at least once a week and will hold regular progress meetings with the Client, design team and contractors.

Keeping accounts

Contract Administration

  • Review and agree contractor Payment Certificates and issue payment certificates

  • Liaise with the design team and issue any instructions as necessary

  • Agree any Contract variations and issue formal instructions

  • Collate and issue any handover documentation

  • Issue snagging list on completion

  • Agree any retention release at the end of the defects liability period


We strongly recommend that any contract is between yourselves and the preferred contractor or supplier and that any payments are made by you directly to the contractor or supplier.

Should you be Project Managing your own build we also offer help and support especially if you need time away from your project, if your project is 'distressed' due to a dispute with your contractor or if you have concerns about the quality of their work.
