FEES

We like to keep our fee structure as open and competitive as possible and are open to agreeing a fee structure that suits your budget either as a fixed rate, a fixed fee or a percentage of cost but fundamentally whatever suits your requirements and budget. 

 

Typically, our fees, based on a 4,000 sq/ft new build or refurbishment are as follows but as each project is very individual, we can tailor a fee structure to suit your requirements and budget.

1.

Initial Build Budget 

Initial meeting with the Client (FOC) to understand their brief, preparation of a cost plan by our quantity surveyor, review meeting and subsequent updating of the cost plan to agree a build budget with the Client.  £900 - £1,200

Preparing Tender Documents 

 

Following agreement of the Cost Plan (build budget) we will prepare a full tender package to be sent to a number of interested contractors for tender.  On receipt of the tender returns we will review and make recommendations based on price, quality and performance and suggest a meeting with the recommended contractors before negotiating on your behalf to secure the best outcome for the Client.  Once we have negotiated the final price and agreed the programme, we will formally appoint the contractors and issue contracts accordingly.  £1,800 - £2,500 per stage

Site Management  

Once works start on site we will oversee and manage the contractors to ensure that works are being carried out to the design and specification.  As the Clients representative we will have your interests at heart and ensure that quality standards are meticulously maintained, health and safety is being closely monitored and the programme is adhered to.  To achieve this we be on site as often as is required and at least three times a week and hold regular meetings with the Client, the design team and contractors.   We will be in constant communication with the Client, the design team and contractors throughout the project and available to discuss any aspect of your project at anytime.  £900 per week

Contract administration 

Agree monthly valuations with the contractors, update the Cost Plan, report on cost to date and cost to complete and issue payment certificates accordingly.  We strongly recommend that any contract is between the Client and the Contractors and payments from the Client are made directly to the contractors.  £600  per month

5.

Health and Safety monitoring 

To take full responsibly for Health and Safety and act as Principal Contractor for the purpose of monitoring Health and Safety.  Prepare the site Health and Safety file, review and monitor the contractors Health and Safety files, risk assessments and method statements.  £600 per month
