Managing your own building project can be a daunting task especially if you’ve never done it before. It takes a lot of time, it can be stressful and mistakes can be costly. Every project is unique but the construction principals are similar so our experience and knowledge will ensure your build is managed efficiently and competitively, mistakes are prevented and above all your project is finished to the highest standards. We have a lot of experience working on high end properties and interior design finishes.
Hiring a Project Management team gives you much more control over the build process allowing you to vet and appoint contractors directly rather than paying a main contractor premium. It also gives you far more flexibly over design and allows you to make changes and agree the specification as works proceed without being held to ransom by a main contractor. Building contractors charge a premium for any additional work and changes to the design or specification...hiring a Project Management team removes this uncertainty and ensures that not only do you engage contractors at competitive prices you won't be paying a premium for any changes or additional works. Samuel James Project Management will have your best interests at heart and will act as Client Representative throughout the build process.
Most building contractors use sub-contractors for the main elements of their work and as such charge a markup on the sub-contractors costs which are typically 20%. By engaging Samuel James Project Management to manage the individual appointments not only will you will save 20% of the overall build cost but you also have a trusted and professional company to help guide you through the process and oversee and manage the contractors on site on your behalf. Our fees typically work out at 5% of build cost which is significantly less than the 20% margins building contractors charge.
We have over 30 years’ experience in Quantity Surveying and Construction Management and offer the following services at a very competitive price:
Initial build budget
Tendering and contract appointments
On site project management
Health and Safety monitoring
We believe it is imperative to form a positive relationship with our clients as this is a very personal appointment that comes with significant responsibility but is something we find very rewarding too. We have remained in contact with most of our Clients after completing their projects which is testament to our work and the relationship we form and as such they are usually very enthusiastic about discussing their project and recommending us too.
Based in Ascot we are currently working on projects in Berkshire, Buckinghamshire and Devon and operate throughout the Home Counties and the South of England.
We would love to hear about your project, whether it is a new build, self build or refurbishment. Should you be Project Managing your own build we also offer help and support especially if you need time away from your project or if your project is 'distressed' due to a dispute with your contractor or if you have concerns about the quality of their work.
We like to keep our fee structure as open and competitive as possible and are open to agreeing a fee structure that suits your budget either as a fixed rate, a fixed fee or a percentage of cost but fundamentally whatever suits your requirements and budget.
Typically, our fees, based on a 4,000 sq/ft new build or refurbishment are as follows but as each project is very individual, we can tailor a fee structure to suit your requirements and budget.

On receipt of the tender returns we will review and make recommendations based on price, quality and performance and suggest a meeting with the recommended contractors before negotiating on your behalf to secure the best outcome for the Client. Once we have negotiated the final price and agreed the programme, we will formally appoint the contractors and issue contracts accordingly. £1,800 - £2,500 per stage
Once works start on site we will oversee and manage the contractors to ensure that works are being carried out to the design and specification. As the Clients representative we will have your interests at heart and ensure that quality standards are meticulously maintained, health and safety is being closely monitored and the programme is adhered to. To achieve this we be on site as often as is required and at least three times a week and hold regular meetings with the Client, the design team and contractors. We will be in constant communication with the Client, the design team and contractors throughout the project and available to discuss any aspect of your project at anytime. £900 per week

Simon Dane – Director and Project Manager
ONC Mechanical and Production Engineering
HNC Building and Construction
I have been involved in the house building and development sector for over 30 years having worked for a number of prominent developers and contractors before setting up my own company in 1997. Starting with just a small team we soon established ourselves as one of the main contractors in the area employing over 50 staff.
During this period I was fortunate enough to be able to build my own property and realised there is an opportunity for a good Project Management Company to assist Clients building or refurbishing their own home.
Since 2009 I have project managed a number of high end refurbishments and new builds for a number of prominent clients including sports personalities and the Dubai Royal Family. I worked with Alexander James Interiors for a number of years too and as such have a lot of experience with high end interior design concepts having worked with a number of award winning interior designers.
Employing a project manager is a very personal appointment that comes with significant responsibility but I feel very fortunate and privileged to do what I do. Not only do I come with significant knowledge and experience I am professional, enthusiastic and reliable and above all I am trusted implicitly by my Clients.
